Step 4: LIST IT FOR SALE

Now that your home is beautifully prepared for sale, it’s ready to go on the MLS. Your listing will also be added to the Coldwell Banker website, which distributes the information to hundreds of real estate websites. We have already pre-marketed your home through social media, contacting other agents with matching buyer criteria, and networking within our office to build excitement. Now what?

Agents will request showings through ShowingTime. Plan to be out of the house (pets too) for each showing. We will install a secure lockbox for agent access. Open houses are held to generate interest. We provide agent feedback to keep you notified.

Step 5: NEGOTIATE

Step 6: UNDER CONTRACT

Once you have accepted an offer, you will be under contract with the buyers. At this time they may:

  1. Schedule an inspection at the buyer’s expense (if determined in the Purchase Agreement).
    A. This may include: general inspection, main sewer line inspection, chimney inspection, contingency inspections, warranties & disclaimers, possession date, personal property, well inspection, and radon testing.
  2. Get an appraisal, ordered by the buyers.

Step 7: FINAL DETAILS

We will manage all elements related to a successful and timely closing, including:

• Inspection results and negotiations
• City-required certification, if required
• Appraisal work
• Mortgage commitment/loan processors
• Contingency removal
• Title evidence/title processors
• Providing necessary documents to the title company
• Walk-through date and time

Step 8: CLOSING

We will work with the title company and the buyer’s agent to schedule a time for closing. If you’re unable to attend the closing, we will schedule a pre-signing with the title company. You will bring all keys and garage door openers. We attend all closings to ensure understanding and accuracy.
